Town’s biggest zoning change ever, move to allow renting basement apartments -Letter to the Editor
This Monday night, February 8, 2016 at a 7 PM Hearing at Town Hall, the Town is poised to allow for the first time, all single family homeowners to legally rent basement apartments. This will be the biggest zoning change in the history of the Town, yet no Public Hearings have been held. Why? Because, it’s being done in quiet by the unelected Huntington Zoning Board of Appeals (ZBA) who have unilaterally decided to legalize basement apartments.
Who the heck is the ZBA to make such an enormous zoning change effectively doubling the number of dwellings in our Town? We did not elect the ZBA, we elect our Town Board members. If the elected Town Board members want to be the first municipality to allow for basement apartment rentals (and face the voters) that is their call. But not the ZBA. Heck even “progressive” NYC Mayor, Bill de Blasio’s Administration, doesn’t allow for basement cellar apartments in NYC.
Although the quality of life impact will be huge with increased traffic, garbage, and overcrowded schools, the financial impact will be worse. Landlords of these basement apartments will pay no increased taxes. Schools facing more students, with no tax revenue, will be forced under the NYS tax cap to gut programs and services.
